Hankin Apartments has an excellent opportunity available for a Regional Maintenance Manager.
The Regional Maintenance Manager is responsible for overseeing the maintenance teams who facilitate the maintenance functions of each property and to ensure that the physical condition of each property satisfies ownership and management objectives. The Regional Maintenance Manager will support the Community Managers, Tenant Services Managers, and Regional Property Manager with the overall maintenance of the property and grounds. This includes but is not limited to, renovations, CAPEX, mechanicals, utilities, preventative maintenance programs, maintenance technician training, and support, as well as the New Move-In and Resident Experience.
This role entails:
Directly supervise and guide Senior Tenant Services Managers and/or Tenant Services Managers.
Monitor and evaluate budgets, planning for future needs and requests.
Contribute to short-range/long-range plans at the site level and overall planning with the Regional Property Manager and the Vice President of Operations.
Planning, negotiating, and implementation, tracking, and oversight of multiple major capital projects simultaneously.
Conduct property inspections, seek out items needing corrective actions, determine the proper corrective plan, delegate to the appropriate individuals or vendors, follow up to ensure completion to our company standards and expectations.
Develop and maintain site performance analytics, analyzing trends for success and client satisfaction.
Utilize data to assess trends and guide decision-making.
Maintain required records such as material usage, time, production, and other reports
Maintain a positive and safe work environment, motivate the team, and cultivate a team atmosphere, including implementing and enforcing all Hankin Apartments Rules/Policies and Procedures documents.
Train and develop new maintenance team members as needed, continue training and assessments for all team members.
Ensures that teams are following policies and procedures in accordance with relevant industry standard laws, including Federal Fair Housing, ADA, OSHA Law & Regulation, and local laws.
Partner with the Regional Property Manager and VP of Operations in developing, monitoring, and implementing strategies to manage expenses while maintaining a stellar level of quality and achieving the organization’s NOI and Capital expenditure goals set by the COO.
Works closely with Tenant Services Managers and contractors to receive bids and negotiate contracts.
Review recurring and one-off contracts to ensure proper scope, compensation, and implementation and completion.
Manage contract expirations and obtain additional bids prior to contract expiration.
What we’ll expect from you:
15 + years first-hand, seasoned experience in multi-site property management and residential property operations, including all facets of managing the physical, operational, financial, and customer service performance of a wide variety of asset types under varying market conditions.
Comprehensive knowledge of the following trades: electrical, plumbing, appliance repair, HVAC and interior/exterior maintenance.
Certified Apartment Maintenance Technician (CAMT) designation and BA/BS degree preferred.
Technical certifications encouraged.
Knowledge of risk management, OSHA and MSDS.
